This complex offers 276 apartments, shared cooking and dining areas, recreation and learning spaces, gardens, and medical facilities to cater to individuals with complex needs. A Vision Rooted in Tradition and Sustainability
The design narrative for 139 Greys Ave is inspired by the legendary taniwha, Horotiu, who is believed to wrap around the building, safeguarding its occupants and restoring their mana. This cultural integration highlights the project’s commitment to honouring New Zealand's rich heritage while providing a sanctuary for its residents.
Moreover, sustainability is at the core of this development. The complex is designed to achieve a 6-star Homestar rating, reflecting superior energy efficiency and environmental performance. Additionally, the project aims to divert 85% of its construction waste from landfills, underscoring its dedication to sustainable building practices.
Smart Building Technologies
A standout feature of 139 Greys Ave is its innovative smart building technologies, particularly the intelligent lighting control system. We provided this system across the three buildings, including shared parking areas and public areas on the ground floor. The system is seamlessly integrated with the Building Management System (BMS), enabling real-time management of HVAC systems and monitoring sensor data to optimize energy efficiency. In public areas, the lighting control system employs motion and presence sensors to automate lighting. This not only enhances convenience and security but also significantly reduces energy consumption by ensuring lights are only used when needed.

Natural Light Integration
For office spaces, we programmed the lighting system with multiple scene modes tailored to different times of the day. This feature allows for automatically switching lights based on the time, enhancing the work environment. To maximize the use of natural light, the system includes intelligent control of blinds and constant brightness lighting. This functionality automatically adjusts artificial lighting and window blinds based on the natural light available, maintaining optimal brightness levels while reducing energy usage. Additionally, the lighting system supports both automatic and panel control, providing flexibility and ease of use for users.
